Roofing in Gloucester: what the weather and the housing ask of a roof
Gloucester sits low in the Severn Vale, and the prevailing wind comes off the south-west with the rain behind it. That matters more than people expect. West-facing elevations take the worst of it, and it is usually the west side of a roof where you first see the pointing go from the verges, the flashing lift at an abutment, or damp appear on a chimney breast in an upstairs bedroom.
Gutters take a beating too. A blocked or sagging run does not just overflow — water tracks back behind the fascia, soaks the roof timbers at the eaves and rots the ends of the rafters where nobody looks. A good proportion of the “the roof is leaking” calls we take in Gloucester turn out to be guttering, which is a far cheaper fix if it is caught early.
Repair or re-roof?
The honest answer depends on the covering and its age. Natural slate on a Victorian terrace can run well past a century if the fixings are sound, and individual slates are worth replacing one at a time. Concrete interlocking tiles from the 1950s and 60s are a different case — they get porous and start shedding their surface, and once several are failing across a slope you are usually better re-covering than chasing them.
The other thing to check is what is underneath. Older roofs were laid on bitumen felt that goes brittle and tears at the eaves. If the felt has gone, water getting past a tile has nothing to stop it, and no amount of surface patching fixes that. We will tell you which situation you are in and why.
If a repair will genuinely see you another ten years, we will say so. We would rather do a small job well than sell you a roof you do not need yet.
Chimneys deserve a mention of their own. A lot of Gloucester housing still has stacks in use or capped off, and the lead around them is often the oldest thing on the roof. Cracked cement fillets where lead should be is the single most common bodge we find, and it is the reason for a great many damp patches on chimney breasts.
